Spring home maintenance checklist: undo winter, get ready for summer

Spring is the reset. Winter is hard on a house, and the first warm weeks are your chance to find what the cold loosened, cracked, or clogged before it turns into a real repair. It is also your window to get the cooling system ready before the first heat wave, when every HVAC company in town is booked solid.

Here is the full spring home maintenance checklist, grouped by area. You will not have every item, so skim and skip what does not apply.

Start outside

Winter does its damage on the outside of the house, so that is where spring starts.

Walk the roofline and look for cracked, curled, or missing shingles, ideally with binoculars from the ground.
Clear gutters and downspouts of the debris winter left, and check that water drains away from the foundation.
Inspect siding, trim, and caulk for cracks and gaps that let in water and pests.
Look at the foundation for new cracks, and check that grading still slopes away from the house.
Uncover and inspect the deck, fence, and outdoor furniture for rot, loose boards, and popped nails.

Ready the cooling system

Do this early. An air conditioner that fails in July is a miserable, expensive wait.

Replace or clean the HVAC filter so the system starts the season clean.
Book a professional air conditioner or heat pump service before the rush.
Clear leaves and debris from around the outdoor condenser unit, giving it two feet of clearance.
Test the system on the first mild day, so a problem surfaces while a repair is not urgent.

Plumbing and water

Test the sump pump by pouring a bucket of water into the pit before spring rains arrive.
Turn outdoor faucets back on and check for leaks or burst pipes from a hard freeze.
Inspect the water heater for rust or moisture, and flush it if you do this once a year.
Check exposed pipes and hose bibs for splits that winter may have caused.

Safety and inside

Test smoke and carbon monoxide detectors and replace the batteries.
Clean the full dryer vent, not just the lint trap, to cut a genuine fire risk.
Vacuum refrigerator coils and check the seals on doors and windows.
Inspect the attic for any moisture or pests that moved in over winter.

The yard

Have trees and large shrubs trimmed back from the roof, siding, and power lines.
Check the irrigation system for leaks and broken heads before you rely on it.
Service the lawn mower and outdoor tools for the season ahead.

The short version

If you only do five things this spring, do these: clear the gutters, service the air conditioner, test the sump pump, check the roof, and reseal any cracked exterior caulk. Those five prevent the most expensive and most common warm-season failures.
